    High demand boosts rent Midtown and Southbank, says EA Shaw’s Q3 research report

    Prime rents in Midtown and the Southbank have risen in Q3, according to the latest research report from EA Shaw, the only agents to conduct detailed research into the central London market. The commercial agent’s quarterly report shows that steady take-up in Midtown, and a surge in take-up on the Southbank has caused rental growth across central London.

    Charlie Killen, Head of Commercial at EA Shaw, said: “In the last fortnight alone, EA Shaw has exchanged on eight buildings, and placed a further nine under offer including deals at Blackfriars Road, SE1, and Ely Place, EC1, which shows the central London market is going to have a busy end to the year, north and south of the river.”

    In Midtown, availability has increased by 19% to 1.42m sq ft, compared to 1.19m sq ft in Q2. At the same time, take-up has decreased by 35% from 485,000 sq ft in Q2, to 316,000 sq ft in Q3. The 9 month total take-up has already hit 1.02m sq ft, which compares favourably to the 10-year average of 1.5m sq ft per year. However, a number of prime deals demonstrate that demand for Grade A space remains high, which is the key factor in increasing headline rents. Facebook are moving into 42-52 Earlham Street, and Tate & Lyle have taken 25,000 sq ft at 1 Kingsway at an exceptional rent of £67.50 psf, both demonstrating the desirability of the Covent Garden area for international businesses.

    On the Southbank, by contrast, availability has decreased from 684,000 sq ft to 581,000 sq ft in Q3. At the same time, take-up has increased very strongly, from 75,000 sq ft in Q2 to a whopping 319,000 sq ft in Q3, which is well above the 10-year average of 246,000 sq ft per quarter. Less space and more demand has seen headline rents for new Grade A space increased by 10% this quarter to £38.50psf Trophy buildings, such as the Blue Fin Building, let this quarter to Detica at £43 psf, can command a further premium.

    The report further highlights the increasing availability of new or refurbished stock in Soho, as a number of schemes are due to complete in the next 6 months. These schemes will drive the market and we expect to see substantial rental growth over the coming quarter. There is likely to then be a hiatus, as there are no new schemes then due until 2013/14, meaning availability will decrease again.

    In the Holborn and City Fringe areas, take-up has risen significantly, from 310,000 sq ft in Q2, to 421,000 sq ft in Q3 – a 36% increase. This in turn is a 9% increase from Q3 2010. The Q3 take up and reduced availability have caused a 7% rental increase in EC1 and 6% in EC4.

    Charlie Killen said:“Our research confirms that central London is still a desirable place to be, as rising rents demonstrate. We predict that over the next six months the restricted supply of high quality stock will be the main driver, with the greatest activity in core areas or for good stock. This will gradually move outwards from the centre to fringe locations as availability reduces. Our research shows that most moves will be the result of lease events, and some expansion, especially with in the technology, media and telecoms (TMT) sector.”

    EA SHAW CAPTURES TOP DEVELOPMENT MAN, TO FORM ELITE PRIME CENTRAL LONDON RESIDENTIAL DEVELOPMENT TEAM

    EA Shaw has appointed Ben Babington as Head of Residential Development, he will be joining the team on the 1st December as a Salaried Partner.

    Ben is currently a Director and Head of Residential Land and Development at Jackson Stops and has been working at their Mayfair office for over 11 years.

    Lisa Hollands, Partner in charge of residential at EA Shaw, said: “There is a real lack of residential consultancy expertise in the market and to have Ben joining our specialist team is a huge coup for EA Shaw”.

    Ben will be working alongside Lisa Hollands, Jamie Gunning and Guy Passey, who are already well known on the development circuit.
    His appointment is part of a move by EA Shaw to expand its prime central London residential development consultancy business. Lisa Hollands explains: “We have identified a gap in the market for prime central London development advice and there are no other companies out there, concentrating purely on this area of the market, who can provide this as well as sales and lettings services. At EA Shaw we provide a seamless service from site acquisition through to off plan selling or sales of completed units. In this market, it is imperative that a site is worked very hard in order to optimise the potential resale value. We can provide meticulous consultancy advice and are always looking to squeeze out that extra bit of value. We then sell the apartments ourselves and have a team of 18 residential staff who are all experts in just prime Central London”.

In the last two years there has been a significant number of offices being converted to residential as values for prime residential apartments have doubled in value.
